Analysis for Financial Management (The Mcgraw-Hill/Irwin Series in Finance, Insurance, and Real Estate) Analysis of Financial Management 7e is a paperback text and has been written to present standard techniques and modern developments in a practical and intuitive manner. It is intended for non-financial managers and business students interested in the practice of financial management. Emphasis is on the managerial applications of financial analysis.
Customer Review: Check for the version number
Beware which version is purchased! I purchased a “new” copy of version 4. (The version number was not advertised.) The current version number is 8 and it appears to be only available from the current publisher, McGraw Hill as an $85- paperback. If you are not taking a class the older version may be ok but I am in a class.

The CURRENT VERSION IS 8
Customer Review: One of the best books on financial analysis
I am in the financial services field and a self learner, too. I wanted this book for my business library and to help me brush up on financial analysis. This book did not disappoint me. It is very well written, although I would recommend a newer edition.

Customer Review: Irwin has a winner.
Irwin has written a great book. It’s easy to read and understand and the examples Irwin provides make you feel as if you’re looking over his shoulder during the transaction. Would recommend to anyone that’s interested in real estate.
Customer Review: Read Before You Make Offer
I read the new edition of Irwin’s TIPS & TRAPS WHEN NEGOTIATING REAL ESTATE just before making an offer on a condo. I figure the book’s ideas saved us at least $8,000 off the price. I’d recommend it to every buyer to read BEFORE you make your offer.

Global Corporate Real Estate Management: A Handbook for Multinational Businesses and Organizations

July 14, 2009 · Leave a Comment

Global Corporate Real Estate Management: A Handbook for Multinational Businesses and Organizations Written for corporate real estate managers, this is a comprehensive practical guide to the selection, management, and disposal of corporate real estate properties in both the home and foreign countries. The author focuses on the management of the real assets of U.S.-based multinationals, although the discussion can be applied to multinational company management of worldwide real estate regardless of headquarters country. Among the key topics addressed are the ways in which a corporate real estate department can be most effectively organized, the need for computerization in the management of diverse properties in a variety of locations, leasing property, tax management, risk analysis and management, and real estate performance measurement. Throughout, the author includes details of the actual experiences of leading U.S. multinationals to illustrate the unique problems associated with various national and local real estate markets around the globe. Hines begins by offering some suggestions for corporate policy formulation aimed at guiding decisionmaking in the acquisition, development, and divestiture of property related to company operations. She addresses the lease-or-buy decision, demonstrating that the decision depends on the nature of the corporate real assets, the need for security, and the availability of funds. A separate chapter addresses the widely varying leasing conditions and terms that are encountered around the world. Since income, value-added, sales, withholding, and ad valorem property taxes affect country and site selections as well as company profitability, Hines provides an in-depth treatment of tax management from the perspective of the corporate real estate decisionmaker. Global real estate risk management also receives extended coverage. The final chapter shows how to measure real estate performance and demonstrates that global real estate holdings can and should be viewed as global portfolios with overall returns and risks–rather than as individual buildings with individual profit-and-loss profiles.

Customer Review: Excellent Survey of Equity REITS But It Has Limitations.
This book is an excellent survey of the world of equity REITS. And it does sum up the value of buying each type of equity REIT. But if you’re looking for a book which shows you how to invest in REITS and how to analyze the figures of a REIT, this isn’t the book.

I also was hoping to find information on Mortgage REITS. There was only a paragraph or two on the subject — certainly not enough information on this topic.

This book is geared more toward the analyst or someone with a tremendous amount of experience in REITS. It assumes you have a good background in REIT investing. And it certainly does not cover the entire field of REITS.

So it depends upon your needs as to whether or not this book would be a good addition to your investing library. I personally got three bits of information out of it that were worth the cost of the book. But I could have probably gotten the information elsewhere free.

Customer Review: Great Survey Of The REIT World
This book provided a great overview of the REIT industry. As an analyst, I found the summary data at the end of each chapter most useful. I also liked the interviews with the real estate titans, such as Sam Zell, they added a practical dimension to the “hard data” in the book. I picked-up some good practical insights from the interviews. It’s a substantial but easy to read book.

Secrets of a Millionaire Real Estate Investor (Secrets of a Millionaire…)

July 12, 2009 · Leave a Comment

Secrets of a Millionaire Real Estate Investor (Secrets of a Millionaire…) If you want to invest in real estate, don’t be misled by “”one size fits all”" infomercials that promise instant riches. Learn from an expert. Investor Robert Shemin shares the real life strategies he’s used to amass a real estate portfolio worth millions.

Given the right tools, nearly anyone can make money investing in real estate, which Robert Shemin proves in his powerful new book, Secrets of a Millionaire Real Estate Investor. Whether you’re a novice or a seasoned investor, Shemin’s got strategies you can take to the bank. A multi millionaire in his early 30s, Shemin teaches three basic strategies for making money through real estate:

* Buy and “”flip”" property to another buyer for more money.

* Buy, rehab, and resell property.

* Buy and hold property as a landlord.

Shemin also shows that ethical investing is the surest way to build optimal long term profits.
Customer Review: Well written. Lots of good stuff here
There’s a lot to like about this book. One of the things I like the best is the fact that the author obviously has a lot of real life experience, and it shows in the content of this book. His first hand accounts and practical examples are a real plus.

Also, I love the legal/real estate forms in the back of the book. Among the forms are sample contracts, land trust form, sample deed, promissory note, rental application, lease agreement, etc etc.

These forms alone would make this book worth the purchase price.
Customer Review: Worked for me.
Robert’s book is fun and easy to read. I am a successful Realtor but the ideas from Robert’s experiences led me to purchase my home on lease option. We got a great deal and we will make around $50,000 to $60,000 or more in profit when we sell! Thank you, Robert, for sharing your wisdom with us. The question I ask the rest of you is, “What will you do after reading the book?”

Buyer Agency: Your Competitive Edge in Real Estate

July 11, 2009 · Leave a Comment

Buyer Agency: Your Competitive Edge in Real Estate This text explores the latest buyer brokerage trends to help agents stay competitive in today’s fast paced real estate industry. Buyer Agency features dozens of hands on, practical ideas on the compensation controversy, including commission splits, retainer fees, and other payment alternatives. (230 pages, 1997 copyright)
Customer Review: Buyer Agency Lite — Let the Buyer Beware
Definitely a respectable book for those who are looking to practice limited buyer agency.

Those who are interested in functioning as true buyer agents would be better served by Ray Wilson’s book, “Bought, Not Sold” though.

Wilson’s book deals with putting client interests ahead of all others, including that of the licensee’s own. Harlan and Lyons, while the first on the scene to mass popularize the concept of buyer agency, have done so more as a marketing method, than as a representation first model.

Harlan and Lyons’s book is not threatening to the desire of traditional real estate agents to control and influence both sides of the transaction, which explains why they have had success in promoting their book on a wholesale basis.

With them, it’s about what is best for the licensee, not the client.
